Wishing Well Lodge House Rules


CHECK-IN TIME.

The Guest may check-in (access the house) at 3 pm or after on the day of arrival.

CHECK-OUT TIME.

The Guest must check-out (leave the property) by 10 am on the day of departure.

If the Guest has not vacated the property by 10 am on the day of departure, the Owner may assess a $100 per hour fee, which can be taken from the security deposit.

LIMITING NOISE.

Guests should be mindful of excessive noise, especially during the evening hours. Music through small speakers inside or on the porch is fine, but please do not use loud stereo systems inside or outside the lodge.

LIMITING LIGHT AT NIGHT.

Guests should avoid using excessive light outdoors after nightfall. The large front porch light should be turned off after 9p, but fine to use smaller exterior lights where needed.

GARBAGE.

The Guest agrees that during the term of this agreement and such further time as he/she occupies the premises, he/she will keep the rental clean and free of trash, garbage, and other waste and all debris and ensure garbage and discards are placed in proper containers. Additionally,

Garbage shall not be stored outside because of bears.

The Guests shall take ALL garbage to public dumpsters found in multiple Red River locations throughout their stay, including making sure there is no garbage remaining on the property at check-out. THE CLOSEST DUMPSTERS ARE FOUND HERE. Failure to remove all garbage from the property will result in a $50 fee, which will be taken from the security deposit.

PARKING & VEHICLES.

Parking is limited to the gravel driveway in front/side of the garage and a small area in front of the house. Please do not park outside of these areas or on the road.

PET POLICIES.

The Owner does allow Guests to bring up to 2 well-behaved, potty-trained dogs into the home and on the property under the following conditions.

  • Notify/disclose at booking or before arrival.
  • Pay a non-refundable $125 per stay. 
  • The Guest abides by all local, county, and state rules regarding dogs.
  • Inside the lodge, the dog(s) must remain supervised or kenneled at all times.
  • Dog(s) are not allowed on furniture or bedding.
  • The dog(s) be leashed and under control if off the property.
  • The dog(s) do not bother neighbors or their pets.
  • The dog(s) do not bother wildlife.
  • Dogs treated for fleas, ticks, and parasites
  • Dogs are given all proper vaccinations.
  • Dogs' waste is picked up in plastic bags and disposed of in garbage bags.
  • Dogs are not allowed on the furniture, and all pet hair must be cleaned up before departure.
  • A $100 fee will be deducted from the damage deposit if there is an excessive amount of pet hair on bedding and sofas or waste found in the house or yard.
  • Any damages caused by the pet(s) will be assessed and taken from the damage deposit.
  • Owners are not responsible for any harm to Guests' pets.

NON-SMOKING.

Smoking of any type (cigarettes, cigars, pipes, other) is not allowed inside or near the house's entrances. If there is evidence of smoking found inside or outside (cigarette butts, etc.) the home, the Guest may be assessed a $250 fee, which can be taken from the security deposit.

NO DRUGS OR ILLICIT SUBSTANCES.

The Guest or people shall not use any illegal or illicit drugs or substances while on the property. Any Guest who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises.

FIREPIT USAGE

The steel fire pit may be used by guests under the following conditions:

  1. Do not start a fire when there are burning warnings or high winds (over 30-40 mph). If such occurs, please put out the fire immediately. (Check current info at: https://www.fs.usda.gov/main/c...
  2. Do not move the firepit from its location. Use only the firewood (hardwoods) provided--located under the deck or garage. Using softwoods (pine, aspen, etc.) with saps can clog up the firepit and cause damage. 
  3. Keep metal cover on when the firepit when not in use. DO NOT PLACE COVER ON A HOT FIRE!
  4. If a fire is started, it must be attended at all times until completely cooled down.
  5. Once the fire is cooled, ash must be removed (ash vacuum provided) and dumped in the gravel driveway
  6. Clean sear plate and grill after usage.
  7. Grill attachment must be returned to the garage when not in use.

HOT TUB USAGE

The guest may use the hot tub under the following conditions: 

  1. Keep the hot tub covers in place at all times when not in use. 
  2. Be generally clean (shower if in doubt!) prior to entering the hot tub. 
  3. Maximum of 6-7 people in the hot tub. 
  4. Do not splash water out of the hot tub. 
  5. Maximum temperature of 104 F. 
  6. Return temperature to 98 F when not in use. 
  7. If any signs of water problems, leakage, or malfunction, notify hosts immediately. 

CLEANLINESS OF PROPERTY.

The property is professionally cleaned and inspected before and after each rental to ensure that all guests have a clean, comfortable stay. Any cleanliness issues noticed upon arrival should be reported to the owner within 3 hours of check-in. Accordingly, the cleaning service will be notified to address issues at no additional expense to the guest. We reserve the right to dispatch cleaning crews if we deem it necessary to bring the property to standard. Guests leaving the premises without having allowed us to address deficiencies within 24 hours of check-in will forfeit all deposits made. If cleanliness issues are not reported within the 3 hour time period, it is our assumption the home is prepared to your satisfaction.
